What to prepare before booking.

Residents in Portugal

  • Valid Cartão de Cidadão
  • NIF (tax identification number)
  • Proof of current address
  • Proof of income (tax return and payslips)

Foreigners / expats

  • Valid passport
  • Portuguese NIF — if you don't have one yet, it can be requested at a tax office or through a fiscal representative before arrival
  • Proof of current address (in your home country)
  • Proof of income or company details (or an equivalent guarantee: employment contract, letter from the employer)

    A free video call on WhatsApp, at your own pace — you walk through the apartment before deciding.

    Confirm dates and identity

    We confirm the period (1 to 11 months) and share the owner's NIF and ID, before any payment.

  4. 04

    Contract and deposit

    You sign the lease agreement and pay a 1-month deposit, before the keys are handed over.

  5. 05

    Check-in with photo inventory

    Keys handed over with dated photos of the apartment's condition — your guarantee that the deposit return is fair.

  6. 06

    Your stay

    Wi-Fi, air conditioning and a fully equipped kitchen ready to use from day one.

    Check-out

    A new photo inventory and deposit return, based on the same record from check-in.

What documents do I need to have ready to book?

A valid ID document for the contract (Cartão de Cidadão for residents in Portugal, or a Passport for foreigners). Do I need a Portuguese NIF to sign the contract?

It's common practice in Portugal to need a NIF for a rental contract. If you don't have one yet, it can be requested at a tax office or through a fiscal representative before arrival. [TO CONFIRM] this specific requirement on WhatsApp before booking.

Is proof of income required?

Yes. We ask for proof of income (tax return and payslips) or, for expatriates and foreign professionals, an equivalent guarantee (e.g. employment contract, letter from the employer).

Is a guarantor required?

How does the deposit work?

A 1-month deposit is requested, tied to the written lease agreement. The condition of the apartment is recorded with dated photos at check-in and check-out, so the return of the deposit is documented.

Do you accept foreign tenants / expats?

Yes. A valid passport is accepted for the contract. We recommend sorting out a Portuguese NIF in advance — ask us on WhatsApp for details on the process.

What's the minimum and maximum stay?

Stays from 1 to 11 months. Exact check-in and check-out dates are agreed by message.
